These Terms of Use (“Terms”) govern your access to and use of the website jeremyengle.com and any related mobile websites, subdomains, or pages (collectively, the “Site”), owned and operated by Jeremy Engle, NMLS #293517, doing business through Vero Mortgage, a division of Golden Empire Mortgage, Inc. (“we”, “us”, “our”).
1. Acceptance of Terms By accessing, browsing or using the Site in any way you accept and agree to be bound by these Terms and our Privacy Policy (incorporated here by reference). If you do not agree to these Terms, you must not access or use the Site.
2. No offer – informational purposes only Nothing on the Site constitutes an offer to make a loan, a commitment to lend, a solicitation to apply for credit, or the completion of any mortgage application. All rates, terms, programs, fees, closing costs, availability of products, and eligibility requirements shown or described on the Site:
are illustrative and subject to change at any time without notice
depend on many factors including creditworthiness, property type, loan-to-value ratio, debt-to-income ratio, location, investor guidelines, and market conditions
may not be available in all states or to all borrowers
Any calculator, payment estimate, qualification tool, or rate quote provided on the Site is for educational and illustrative purposes only and is not a guaranteed offer, pre-approval, pre-qualification, or commitment.
3. No online mortgage application completed through the Site Submitting contact information, a lead form, “apply now” request, document upload, or any other information through the Site does not constitute a completed mortgage loan application under the Real Estate Settlement Procedures Act (RESPA), Truth in Lending Act (TILA), Equal Credit Opportunity Act (ECOA), or any other applicable law. A formal application requires additional documentation, credit pull (where authorized), income/asset verification, appraisal (if applicable), title search, and full underwriting review.
4. Licenses and permissions We (and/or our licensors) own or license all right, title, and interest in and to the Site and its entire contents including (without limitation) text, graphics, logos, button icons, images, audio clips, digital downloads, data compilations, software, calculators, tools, and the selection and arrangement thereof (collectively “Content”).

WE DO NOT WARRANT THAT ANY LOAN PRODUCT, RATE, TERM, OR PROGRAM DESCRIBED ON THE SITE WILL BE AVAILABLE TO YOU OR THAT YOU WILL QUALIFY FOR IT.
8. Limitation of liability TO THE FULLEST EXTENT PERMITTED BY LAW, IN NO EVENT WILL WE, OUR PARENT COMPANY (GOLDEN EMPIRE MORTGAGE, INC.), AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, LICENSORS, OR SUPPLIERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES (INCLUDING LOSS OF PROFITS, GOODWILL, USE, DATA, OR OTHER INTANGIBLE LOSSES) ARISING OUT OF OR RELATED TO YOUR USE OF OR INABILITY TO USE THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL AGGREGATE LIABILITY TO YOU SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS (USD $100).
9. Indemnification You agree to indemnify, defend, and hold harmless us, Golden Empire Mortgage, Inc., Vero Mortgage, and our respective officers, directors, employees, agents, licensors, and suppliers from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys’ fees) arising out of or relating to your violation of these Terms or your use of the Site.
10. Changes to Terms We may revise these Terms at any time by posting the updated version on the Site. The “Last updated” date at the top indicates when changes were last made. Your continued use of the Site after any changes constitutes acceptance of the revised Terms.
11. Governing law and jurisdiction These Terms are governed by the laws of the State of California without regard to its conflict-of-law principles. Any dispute arising out of or relating to these Terms or the Site shall be resolved exclusively in the state or federal courts located in Tulare County, California. You consent to the personal jurisdiction of those courts.
12. Miscellaneous
If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force and effect.
Our failure to enforce any right or provision does not constitute a waiver.
These Terms, together with the Privacy Policy, constitute the entire agreement between you and us regarding the Site.
